Bickley Engineered Wood Flooring — Local Survey, Local Fit

Engineered oak is the floor that gives you wide planks, herringbone or chevron without the movement risk. Bickley is one of our most-fitted BR1 pockets — 1 mile from Bromley and around 10 miles from central London via A222 / A21. Some of Bromley's most expensive housing.

From £59/m² · 2–3 weeks lead time · 10-year workmanship warranty

Engineered Wood Flooring fitted in a Bickley Victorian villas home

Materials & finish notes

For Victorian villas like much of Bickley's Bickley pocket, we'd usually spec 14/3mm engineered oak in a smoked & lacquered finish.

For UFH, we default to 20/6mm boards in 220mm widths — better thermal transfer, one re-sand built in.

Our most-fitted spec is 14/3mm brushed & oiled oak in 190mm widths — balanced cost vs longevity.

Common pitfalls we plan around

Cheap 10/2mm boards

Anything under a 3mm wear-layer can't be re-sanded. We won't quote it.

Floating over UFH

Floating creates air gaps that hurt UFH efficiency by 10–15%. Glue down, every time.

Skipping acoustic underlay

Apartment leases almost always require 18dB acoustic underlay. We bake that into the quote, not as an extra.

Bickley engineered oak FAQs

Is engineered cheaper than solid?
Typically 15–25% cheaper on supply, often more on fit (faster install). UFH-ready, which solid isn't.
Do you fit herringbone in engineered?
Yes — 600×120mm or 700×140mm engineered blocks, glue-down with strict alignment. It's our most-requested premium spec.
How wide can the planks go?
Up to 260mm for engineered. Wide planks need glue-down and a flat subfloor (±3mm over 2m).
Will it sound hollow if I float it?
A bit — that's the trade-off for speed and removability. Glue-down sounds like real wood underfoot.
Will it scratch if my dog runs across it?
Brushed-oiled finishes hide micro-scratches; lacquered shows them. We recommend oiled for dog households.
What wear layer should I look for?
3mm minimum to re-sand once. 5–6mm if you want a 25-year floor. Anything below 2mm we won't fit.
Floating vs glue-down — which is better?
Glue-down for UFH, anything over 190mm wide, and apartments. Floating only for fast click installs over flat ground floors.
