Local flooring fitters you can trust in Essex
We're an Essex-border business. Our fitters live in RM, IG and CM postcodes — short drives, low van fees, real local knowledge of every commuter-belt subfloor.
We split Essex into three working zones we plan around daily: the RM/IG commuter belt (Romford, Loughton, Epping — Victorian terraces with deflecting joists), the CM new-build corridor (Chelmsford, Brentwood, Billericay — wet UFH and fast turnarounds), and the SS coastal belt (Basildon, Wickford, Southend — higher RH).
Every Essex job is supplied and fitted by the same Luxefloor team — no subcontractors, no margin-stacking, no surprises. We've been working across the South East long enough to know which subfloors need attention and which products survive a real family home.

Every postcode has its quirks. Here's what our surveyors run into most often around Essex — and how we handle it.
Coastal RH in SS postcodes
Southend, Leigh and Westcliff regularly hit 70% RH. We default to HDF-core engineered oak with full perimeter expansion and avoid solid wood within a mile of the estuary.
New-build screed moisture
Chelmsford and Brentwood estates often hand over with screeds reading above 4% CM. We test with a calcium-carbide meter on every job and prime with 2-coat epoxy DPM if it's not dry.
Bouncy Victorian joists
Romford, Loughton and Epping terraces commonly deflect 5–8mm. Ply overlay screwed at 150mm centres gives a flat, silent base for click or glue-down systems.

Essex flooring FAQs

- Yes — we use moisture-stable engineered oak or SPC vinyl with full perimeter expansion. Southend is at the outer edge of our 40-mile radius (~33mi from base).
- Can you handle a new-build snagging schedule?
- Yes — we coordinate with site managers on Crest, Persimmon, Taylor Wimpey and Barratt estates across CM and SS.
- What Essex postcodes do you cover?
- All RM, IG, EN9, CM (Chelmsford and west) and SS (within 40 miles — Basildon, Wickford, Southend). Colchester and Clacton are outside our fit radius.
- Do you remove old flooring?
- Yes — lift, dispose and recycle included in every Essex quote. No skip surprises.
