Engineered Wood Flooring fitted in a Brighton Central Regency townhouses home

The engineered oak brief in Brighton Central

In Brighton Central the recurring brief is long-life, well-finished, photographable — and that's exactly what a properly-fitted engineered oak floor delivers.

Materials & finish notes

For Regency townhouses like much of Brighton Central's Regency pocket, we'd usually spec Engineered walnut in a natural matte lacquer finish.

Reactive stained boards are unique to each batch. We always order 10% extra for cuts and future repairs.

Smoked oak finishes are reactive (ammonia fuming), not stained — the colour goes all the way through the wear layer.

Brighton Central engineered oak FAQs

How wide can the planks go?
Up to 260mm for engineered. Wide planks need glue-down and a flat subfloor (±3mm over 2m).
Will it sound hollow if I float it?
A bit — that's the trade-off for speed and removability. Glue-down sounds like real wood underfoot.
Will it scratch if my dog runs across it?
Brushed-oiled finishes hide micro-scratches; lacquered shows them. We recommend oiled for dog households.
What wear layer should I look for?
3mm minimum to re-sand once. 5–6mm if you want a 25-year floor. Anything below 2mm we won't fit.
Floating vs glue-down — which is better?
Glue-down for UFH, anything over 190mm wide, and apartments. Floating only for fast click installs over flat ground floors.
Can I re-sand an engineered floor?
Yes — once if 3mm wear layer, twice if 5–6mm. Same tools and finishes as solid timber.
Can engineered wood go over wet underfloor heating?
Yes — glue-down with a thermally-conductive adhesive, 18mm or less board thickness. This is our default UFH spec.

Common pitfalls we plan around

Cheap 10/2mm boards

Anything under a 3mm wear-layer can't be re-sanded. We won't quote it.

Floating over UFH

Floating creates air gaps that hurt UFH efficiency by 10–15%. Glue down, every time.

Skipping acoustic underlay

Apartment leases almost always require 18dB acoustic underlay. We bake that into the quote, not as an extra.
