Galleywood Engineered Wood Flooring — Local Survey, Local Fit
Engineered oak is the floor that gives you wide planks, herringbone or chevron without the movement risk. Galleywood is one of our most-fitted CM2 pockets — 3 miles from Chelmsford and around 31 miles from central London via A12 J16 / A1114. Modern developments mixed with mid-century housing.
From £59/m² · 2–3 weeks lead time · 10-year workmanship warranty

Materials & finish notes
For 1930s semi-detached homes like much of Galleywood's Galleywood pocket, we'd usually spec 14/3mm engineered oak in a smoked & lacquered finish.
For UFH, we default to 20/6mm boards in 220mm widths — better thermal transfer, one re-sand built in.
Our most-fitted spec is 14/3mm brushed & oiled oak in 190mm widths — balanced cost vs longevity.

Common pitfalls we plan around
Cheap 10/2mm boards
Anything under a 3mm wear-layer can't be re-sanded. We won't quote it.
Floating over UFH
Floating creates air gaps that hurt UFH efficiency by 10–15%. Glue down, every time.
Skipping acoustic underlay
Apartment leases almost always require 18dB acoustic underlay. We bake that into the quote, not as an extra.
Galleywood engineered oak FAQs
- How wide can the planks go?
- Up to 260mm for engineered. Wide planks need glue-down and a flat subfloor (±3mm over 2m).
- Will it sound hollow if I float it?
- A bit — that's the trade-off for speed and removability. Glue-down sounds like real wood underfoot.
- Will it scratch if my dog runs across it?
- Brushed-oiled finishes hide micro-scratches; lacquered shows them. We recommend oiled for dog households.
- What wear layer should I look for?
- 3mm minimum to re-sand once. 5–6mm if you want a 25-year floor. Anything below 2mm we won't fit.
- Floating vs glue-down — which is better?
- Glue-down for UFH, anything over 190mm wide, and apartments. Floating only for fast click installs over flat ground floors.
- Can I re-sand an engineered floor?
- Yes — once if 3mm wear layer, twice if 5–6mm. Same tools and finishes as solid timber.
- Can engineered wood go over wet underfloor heating?
- Yes — glue-down with a thermally-conductive adhesive, 18mm or less board thickness. This is our default UFH spec.
