Materials & finish notes
For new-build housing like much of Harold Wood's Harold Wood pocket, we'd usually spec 20/6mm engineered oak in a reactive stained finish.
Smoked oak finishes are reactive (ammonia fuming), not stained — the colour goes all the way through the wear layer.
For UFH, we default to 20/6mm boards in 220mm widths — better thermal transfer, one re-sand built in.
Materials we stock
14/3mm engineered oak · 20/6mm engineered oak · Engineered walnut · Smoked engineered oak
Finishes we offer
Brushed & UV-oiled · Smoked & lacquered · Reactive stained · Natural matte lacquer
Install methods
Full glue-down over UFH · Floating click-system · Secret-nailed to ply
Realistic lifespan
20–30 years with one re-sand at year 12–15
Common pitfalls we plan around
Cheap 10/2mm boards
Anything under a 3mm wear-layer can't be re-sanded. We won't quote it.
Floating over UFH
Floating creates air gaps that hurt UFH efficiency by 10–15%. Glue down, every time.
Skipping acoustic underlay
Apartment leases almost always require 18dB acoustic underlay. We bake that into the quote, not as an extra.

Harold Wood engineered oak FAQs
- Can I re-sand an engineered floor?
- Yes — once if 3mm wear layer, twice if 5–6mm. Same tools and finishes as solid timber.
- Can engineered wood go over wet underfloor heating?
- Yes — glue-down with a thermally-conductive adhesive, 18mm or less board thickness. This is our default UFH spec.
- What's the warranty?
- 10-year workmanship from us, 25-year manufacturer on the boards. In writing.
- Is engineered cheaper than solid?
- Typically 15–25% cheaper on supply, often more on fit (faster install). UFH-ready, which solid isn't.
- Do you fit herringbone in engineered?
- Yes — 600×120mm or 700×140mm engineered blocks, glue-down with strict alignment. It's our most-requested premium spec.
- How wide can the planks go?
- Up to 260mm for engineered. Wide planks need glue-down and a flat subfloor (±3mm over 2m).
- Will it sound hollow if I float it?
- A bit — that's the trade-off for speed and removability. Glue-down sounds like real wood underfoot.
