Why we recommend engineered oak here
Mountnessing's conservation-area cottages make engineered oak the right tool. Listed windmill on the village edge, and that shapes the build-up we quote.
Common pitfalls we plan around
Cheap 10/2mm boards
Anything under a 3mm wear-layer can't be re-sanded. We won't quote it.
Floating over UFH
Floating creates air gaps that hurt UFH efficiency by 10–15%. Glue down, every time.
Skipping acoustic underlay
Apartment leases almost always require 18dB acoustic underlay. We bake that into the quote, not as an extra.

Reactive stained boards are unique to each batch. We always order 10% extra for cuts and future repairs.

Mountnessing engineered oak FAQs
- What's the warranty?
- 10-year workmanship from us, 25-year manufacturer on the boards. In writing.
- Is engineered cheaper than solid?
- Typically 15–25% cheaper on supply, often more on fit (faster install). UFH-ready, which solid isn't.
- Do you fit herringbone in engineered?
- Yes — 600×120mm or 700×140mm engineered blocks, glue-down with strict alignment. It's our most-requested premium spec.
- How wide can the planks go?
- Up to 260mm for engineered. Wide planks need glue-down and a flat subfloor (±3mm over 2m).
- Will it sound hollow if I float it?
- A bit — that's the trade-off for speed and removability. Glue-down sounds like real wood underfoot.
- Will it scratch if my dog runs across it?
- Brushed-oiled finishes hide micro-scratches; lacquered shows them. We recommend oiled for dog households.
- What wear layer should I look for?
- 3mm minimum to re-sand once. 5–6mm if you want a 25-year floor. Anything below 2mm we won't fit.
Summary
From the A12 J13 access to the conservation-area cottages we'll be fitting onto, every engineered oak job in Mountnessing starts with a proper survey. That's the only way to get a price that doesn't change once the boards arrive.
