- Yes — a 2-coat hardwax oil applied after fit. Adds 2 days but gives a seamless joint-free look.
- What's the realistic price difference vs engineered?
- Solid is typically 15–25% more on supply, plus prep. Re-sand life makes it cheaper across 25 years.
- How thick is your solid board?
- Standard 18–20mm. We can drop to 14mm for door-clearance jobs, with secret-nail fix to ply.
- What grade of oak do you fit?
- ABCD grade as standard — character knots and minor sap. We can fit AB select grade on request.
- Can you fit solid wood over underfloor heating?
- Only over dry electric mat systems with strict surface-temperature limits — never over wet UFH. We'll redirect you to engineered if your build needs it.
- Do you remove the old floor?

Solid timber moves too much over wet underfloor heating. We'll route you to engineered if the build-up needs UFH.
Damp solid floors
Solid is unforgiving on damp subfloors. We test moisture before we quote and add a DPM where readings demand.
Wide boards in narrow rooms
Anything over 180mm in a sub-3m room reads off-scale. We default to 150–180mm for terraced rooms.
