The engineered oak brief in Gidea Park

In Gidea Park the recurring brief is long-life, well-finished, photographable — and that's exactly what a properly-fitted engineered oak floor delivers.

Materials & finish notes

For 1930s semi-detached homes like much of Gidea Park's Gidea Park pocket, we'd usually spec Engineered walnut in a natural matte lacquer finish.

Reactive stained boards are unique to each batch. We always order 10% extra for cuts and future repairs.

Smoked oak finishes are reactive (ammonia fuming), not stained — the colour goes all the way through the wear layer.

Materials we stock

14/3mm engineered oak · 20/6mm engineered oak · Engineered walnut · Smoked engineered oak

Finishes we offer

Brushed & UV-oiled · Smoked & lacquered · Reactive stained · Natural matte lacquer

Install methods

Full glue-down over UFH · Floating click-system · Secret-nailed to ply

Realistic lifespan

20–30 years with one re-sand at year 12–15

Common pitfalls we plan around

Cheap 10/2mm boards

Anything under a 3mm wear-layer can't be re-sanded. We won't quote it.

Floating over UFH

Floating creates air gaps that hurt UFH efficiency by 10–15%. Glue down, every time.

Skipping acoustic underlay

Apartment leases almost always require 18dB acoustic underlay. We bake that into the quote, not as an extra.

Nearby RM areas we also cover

We're regularly on the A12 / A127 route — these neighbouring pockets sit within a few miles of Gidea Park:

Gidea Park engineered oak FAQs

Will it scratch if my dog runs across it?
Brushed-oiled finishes hide micro-scratches; lacquered shows them. We recommend oiled for dog households.
What wear layer should I look for?
3mm minimum to re-sand once. 5–6mm if you want a 25-year floor. Anything below 2mm we won't fit.
Floating vs glue-down — which is better?
Glue-down for UFH, anything over 190mm wide, and apartments. Floating only for fast click installs over flat ground floors.
Can I re-sand an engineered floor?
Yes — once if 3mm wear layer, twice if 5–6mm. Same tools and finishes as solid timber.
Can engineered wood go over wet underfloor heating?
Yes — glue-down with a thermally-conductive adhesive, 18mm or less board thickness. This is our default UFH spec.
What's the warranty?
10-year workmanship from us, 25-year manufacturer on the boards. In writing.
Is engineered cheaper than solid?
Typically 15–25% cheaper on supply, often more on fit (faster install). UFH-ready, which solid isn't.
