Flooring for landlords and rental properties

Rental flooring has a different brief to an owner-occupied home: it has to survive tenants who didn't choose it, be repaired in patches rather than replaced, and go in during a void period that's costing money every day it stays empty.

Spec for repairability

The single most useful decision is a floor you can fix in patches. Glue-down LVT lets a damaged plank be lifted and swapped without touching the rest of the room. That turns a mid-tenancy problem into an hour's work instead of a re-floor.

Wear layer is the spec that matters

We spec a 0.55mm minimum wear layer on rentals. Thinner planks look identical on day one and don't make it through two tenancies in a hallway. It's the cheapest place to over-specify and the most expensive place to save.
