Floor sanding and restoration cost

Restoration starts at £28/m² supplied and fitted — by some distance the cheapest way to get a beautiful timber floor, provided your boards have the thickness left to take it.

What's in the base rate

Dust-extracted sanding through the grit sequence and the finish coats. Because we extract at the machine, you can normally stay in the property while the work happens, which saves the cost of moving out that a full re-floor might force.

What gets added

Every one of these is assessed at survey and priced as its own line rather than absorbed into a vague rate.

  • Gap filling with a resin-and-sawdust slurry matched to your boards
  • Board repairs, replacements and re-fixing squeaks before sanding
  • Re-bonding lifted parquet blocks
  • Stain or colour matching to an adjoining floor or joinery
  • Removing very thick paint or old adhesive residue

Finish choice changes the price and the upkeep

Hardwax oil is repairable in patches and matte; UV-cured lacquer is harder wearing and lower maintenance. Both are site-applied on a restoration. We'll recommend based on the room's traffic and who lives in the house, not on margin.

Timeline and expectations

1–2 week lead time, and rooms are worked through in sequence where possible. A restored period floor keeps its history — nail holes, colour variation, character marks. If you want a perfectly uniform surface, that's a new floor, and we'll say so before you book.

Frequently asked

How do I know if my boards can be sanded?
We check thickness against the fixings, usually at a threshold or by lifting a board. If there's nothing left to take, we'll tell you rather than take the job.
Is it really dust-free?
Dust-extracted, not magic — extraction at the machine removes the vast majority of it. We sheet up and manage the rest.
Can you match a stain to my kitchen units?
We colour-match on sample boards on site and get your sign-off before committing to the whole floor.
Do you restore parquet as well as boards?
Yes, including re-bonding loose blocks and replacing missing ones before sanding.
